Our Old Network Yacht Brokers Office Port Ginesta

Open in 2017 this was our first office in Port Ginesta Marina Barcelona. The problem being next to the boatyard and small boats we soon felt a need to upgrade our location to the new part of the Marina. My video on how to become a Yacht Broker talks about ticking all the boxes when you finally decide on a location for a Brokers office. I am glad I said this was the tricky bit! There are so many boxes to tick to get this right. By nature, sailors are generally people who are willing to compromise. A relatively easy-going breed! The above is my excuse for picking an office next to what turned out to be a Spanish building site nightmare during the summer. The site also has little passing trade. Therefore, as a result, we got the location right, but the office location wrong. Having reflected on this, I feel it was as a result of looking at the bigger picture and not analising detail. Lady luck played her part, and we got the chance to move to the new Marina section in Port Ginesta. Although the office was double the rent and we had to buy all the interior fitting from the previous Tennant this move saved our adventure in opening an office in Barcelona, Spain. Port Ginesta is a little different from many Marinas in Spain. Indeed there appear to be several Marina business models. It is essential to consider what kind of Marina operator you are getting into bed with when planning to open a Marina based business. You will never be able to compete with the Marian operator when it comes to goods and services. I talked a lot about your global location in the notes of another video. Therefore I will not dwell on it in the notes about our first Marina office. That is other than to emphasize the need to be surrounded by boats. Many years ago I opened an office in Calpe near Alicant in Spain. Below are a few notes on why that business location was terrible in terms of opening a Brokerage. The Marina was a closed club operation, and despite having an office overlooking the Marina, we were not in a position to demand berths for our clients. The total number of boats in the basin was around 150. Simply two few to sustain a brokerage business. The Airport was a forty-minute drive away. Flights were good value but added to the time it took for airport security to travel to our location, and this became a problem. We found it impossible to visit the Marina for one or two days. Fortunately, our new boat sales to the Mediterranean saved us. We built a great relationship with a local boat builder and was able to offer an excellent service to our customers when it came to the hand over of boats and yachts. Picking the right location for an office is fundamental. I have made lots of mistakes along the way. My feeling you won't get everything right first time without a degree of luck.
